|A home inspection is a comprehensive visual inspection of the accessible areas, components and systems of the property from the roof to the foundation. Its purpose is to report on the condition, function and safety of the items inspected. A whole home inspection addresses the condition of the home's heating and cooling systems, interior plumbing and electrical systems, the roof structure and covering, attic and visible insulation, walls, ceilings, floors, windows and doors, the foundation, grade and drainage, steps, decks and the porches and exterior cladding.
Most inspections take approximately 2 to 3 hours to complete depending on the condition and size of the property. Our inspectors use hand-held computers to generate the most detailed, yet easy to understand inspection report possible. We can even deliver your report online! You are encouraged to accompany the inspector during the inspection. We will review the findings with you and answer any questions you may have.
Why do I need a home inspection?
An inspection provides you with an independent and objective opinion as to the condition of the property at the time of inspection. To minimize unpleasant surprises and unexpected difficulties, you'll want to learn as much as you can about the newly constructed or existing house before you buy it. A home inspection may identify the need for major repairs or builder oversights, as well as the need for maintenance to keep it in good shape. After the inspection, you will know more about the house, which will allow you to make decisions with confidence. Homeowner/Seller Inspections If you are already a homeowner, a home inspection can identify problems in the making and suggest preventive measures that might help you avoid costly future repairs. If you are planning to sell your home, a home inspection can give you the opportunity to make repairs that will put the house in better selling condition. We can also schedule and perform a termite inspection at the same time eliminating Section 1 items before you place your home on the market.
Can a house fail a home inspection?
No! A professional home inspection is an examination of the current condition of a house. It is not an appraisal, which determines market value. It is not a municipal inspection, which verifies local code compliance. A home inspector; therefore, will not pass or fail a house, but rather describe its physical condition and indicate what components and systems may need repair or replacement. Most of your inspection will be maintenance recommendations and routine wear-and-tear items commonly found in similar homes of the same age and type. Sometimes items relating to health, fire, safety, and major defect concerns do arise and should be addressed. Most sellers are honest and are often surprised to learn of defects uncovered during an inspection. Although there is no obligation for the sellers to repair items mentioned in a report, a seller may agree to make repairs if major problems are found.
