A home inspection is an impartial third party visual examination of the structure and systems of a home, and usually takes about 2 to 3 hours. You will learn about the overall condition of the property, and about the need for any major repairs. The inspector will point out the positive aspects of the home, and you will receive an expert's advice about the feasibility of making upgrades and renovations. This information will be critical when it comes to purchase, repair, and maintenance decisions.
WHAT WE INSPECT
We inspect the central heating and cooling systems, the interior plumbing and electrical systems, built-in kitchen appliances, walls, ceilings, floors, insulation, ventilation, roofing, siding and foundation. Also examined are the windows, doors, weather stripping, fences and gates. Some of the items that are not inspected are intercoms, septic systems, elevators, home security systems or any other item that should be checked by an engineer or other specialist or licensed professional.

Home Inspections Are Not Warranties A warranty is a policy sold to the buyer that warrants that specific items in the home are in sound condition
and will remain in sound condition for a specified period of time. Typically, the warranty company never
inspects the home. The warranty company uses actuarial tables to determine the expected life of the
warranted items and charges the customer a fee for the warranty that will hopefully cover any projected loss
and make a profit for the warranty seller. It is essentially an insurance policy.
The service that we have provided you is a visual inspection. We make no warranties whatsoever of this
property. If you desire warranty coverage, please see your real estate agent for details about any warranty
plan to which their firm may have access to providing you.
An Inspection Report shall describe and identify, in written format, the inspected systems, structures, and components of the dwelling, and shall identify material defects observed. Inspection reports may contain recommendations regarding conditions reported or recommendations for correction, monitoring or further evaluation by professionals, but this is not required.
In order to prepare the report, an inspector must conduct a visual inspection of the house. The inspection process typically takes about 2-3 hours to complete. This of course may vary, according to the size and condition of the home. We strongly encourage you to accompany the inspector during the inspection. This will give you a chance to ask questions and become familiar with the various systems of the home.
We will inspect all the structural elements and systems of the home. Items that will typically be included in an inspection are:

Additional items and systems unique to a particular home can also be inspected.
When the inspection is complete, well tell you of any problems that were discovered and discuss them with you. We will also tell you about any routine maintenance that should be performed, as well as answer any questions you may have. You will also receive a full written report of the inspection.
